An electrical inspection before buying a house gives you a clearer picture of what you are actually taking on before the closing paperwork is signed.
For Central Florida buyers, this matters even more than it may seem. Many homes have been remodeled in phases, expanded with additions, fitted with pools, or updated just enough to sell. That does not automatically mean the wiring, electrical panel, outlets, and safety devices were upgraded correctly along the way. A general home inspection is valuable, but it is not a replacement for a detailed evaluation by a licensed electrician.
Why a General Home Inspection May Not Be Enough
A home inspector looks at the house as a whole. They may identify obvious electrical concerns such as a missing panel cover, exposed wiring, a double-tapped breaker, an outdated panel, or outlets that do not work. That information can be useful during negotiations.
But home inspectors are not typically there to troubleshoot every circuit, open up accessible junction boxes, calculate electrical load, or determine the real scope of a repair. Their report may say, “Recommend further evaluation by a licensed electrician.” That is your cue not to guess.
An electrician can investigate the concern, explain what is actually wrong, and tell you whether you are looking at a small correction or a larger project. That difference can be thousands of dollars. A loose outlet or mislabeled breaker is one thing. A failing service panel, aluminum branch wiring, unsafe DIY work, or a lack of capacity for an air conditioner, pool equipment, or EV charger is another.

The Electrical Panel and Main Service

Red Flags That Should Prompt a Closer Look
Some electrical warning signs are obvious. Others are easy to miss when you are focused on roof age, square footage, and whether your furniture fits in the living room. Ask for a licensed electrician’s evaluation if you see several of these issues:
- A Federal Pacific, Zinsco, or other known problematic electrical panel
- Flickering lights, breakers that trip repeatedly, or outlets that feel warm
- Two-prong outlets throughout the home with no verified grounding plan
- Exposed wiring, open junction boxes, or visible DIY electrical work
- A panel that is crowded, poorly labeled, damaged, or showing corrosion
- Extension cords being used as permanent wiring in garages, sheds, or additions
- A home addition, converted porch, or converted garage with questionable electrical work
One item does not always mean the entire system is unsafe. A few older two-prong outlets, for example, may have several possible solutions. What matters is getting straight answers about the specific house instead of assuming a seller’s recent cosmetic update included the work behind the walls.
When to Schedule the Inspection
The best time is during your contract inspection period, after the general home inspection and before contingencies expire. If the home inspector flags electrical concerns, do not wait until the final walk-through. You need enough time to obtain a real evaluation, receive repair pricing, and decide how to proceed.
If the house is older, has a pool, has been heavily renovated, or has an unusual electrical setup, scheduling a separate inspection early is smart even if the home inspection report looks mostly clean. A limited visual inspection cannot reveal every hidden issue without opening walls, but it can identify many risks and help you avoid surprises after closing.
Buyers sometimes ask whether the seller should make repairs or offer a credit. It depends on the issue and the market. Safety defects, damaged equipment, unpermitted work, and problems that affect financing or insurance are usually stronger negotiation points than elective upgrades. If the system is safe but undersized for your future EV charger or workshop, a credit may be reasonable, but the seller may not agree to complete an upgrade for your specific plans.
The key is documentation. A written description of the issue and a clear repair estimate give you something more useful than a vague note that says, “Electrical appears dated.”
Do Not Let a “New Panel” End the Conversation
A new-looking panel is not proof that the electrical system is fully updated. It may be a quality upgrade, or it may be the newest component attached to older wiring, old outlets, and previous additions that were never properly corrected.
Likewise, a seller may say the house was “rewired” without being able to provide permits, inspection records, or details about what was actually replaced. Ask practical questions. Was the whole home rewired or only part of it? Was the service upgraded? Were permits pulled? What was done in the addition, garage, or pool area?
You are not being difficult by asking. You are buying a system that powers every part of daily life, from your air conditioning and refrigerator to your smoke alarms and internet equipment.
Choose an Electrician Who Can Explain the Findings
The right electrician should be licensed, insured, and willing to explain findings in plain English. You should know what is unsafe, what is worn but functional, what should be budgeted for later, and what the repair options cost before work begins.
Be cautious with anyone who turns every inspection finding into an emergency replacement. No upselling, no runaround. At the same time, do not accept a vague “it’s probably fine” when there are clear signs of damage or improper work. A good evaluation is direct, specific, and tied to the condition of the home in front of you.
